You keep it to yourself.

It's just a toilet. There's no point in telling the homebuyer, potentially sinking the deal and angering Max. The deal goes through and the house is sold. A few days later, the homebuyer calls you.

"We're just steamed that you didn't tell us about the loose toilet," he says. "If you didn't even notice that, who knows what else is wrong with the place? We're going to tell everyone we know not to use your home inspection service."

In this situation, it would have been far better to tell the clients about the loose toilet and point out that it was a relatively minor repair. As it is, you've just done your reputation serious damage -- and no minor repair will fix it!
