You tell the couple that the water may cause damage, but is nothing to worry about.

You show the couple the water, but talk down the potential for damage. After all, the realtor will be furious if you discourage another one of her sales. She will never recommend you for another job.

A few months later, you get a notice that you are being sued for a poor building inspection. Water in the walls of the couple's condo has caused major structural damage, and will cost them $10,000 to fix. They are furious that you didn't tell them about it when you looked at the home.

"You have to have very highly developed decision-making skills in this line of work," says Larry Willick, a building inspector. "You are at risk of being sued if you don't make the right decision. Realtors may want you to cover up damage, but you should never do that."
